Lehigh Valley Housing Market Update: What the Fall 2026 Numbers Mean
By Tim Tepes · Associate Broker, REALTOR®
The Lehigh Valley housing market stayed competitive through summer 2026. In its most recent monthly update, the Greater Lehigh Valley REALTORS (GLVR) reported a record median sale price of $389,500 for the combined Lehigh and Northampton County market in July, up 3.9% from a year earlier. Closed sales totaled 693, active listings sat at 870 (down 4.8% year over year), homes spent a median of 17 days on the market, and the region held about 1.6 months of supply, well below the five to six months that signals a balanced market.
If you are buying or selling near Easton and Forks Township, here is what those numbers mean in plain terms, along with what is happening in the local market this fall.
The market at a glance
The GLVR report covers Lehigh and Northampton counties together, which is how the regional association publishes its data. For July 2026:
- Median sale price: $389,500, a record and up 3.9% from $375,000 a year earlier.
- Closed sales: 693, down 0.8% from the same month last year.
- Active inventory: 870 listings across the two counties, down 4.8% year over year.
- Days on market: a median of 17 days.
- Months of supply: about 1.6 months, a sellers' market.
County-specific trackers tell a similar story for Northampton County. Redfin put the county's median sale price around $385,000 for the three months ending May 2026, up about 15% from a year earlier.
Closer to home: Easton and Forks Township
Demand has stayed strong around Easton. Zillow put Easton's average home value at about $383,000 as of late August 2026, up 3.5% from a year earlier, with homes going under agreement in roughly eight days. Redfin reported an Easton median sale price near $320,000 for the summer of 2026, with homes averaging about nine days on market and multiple offers common.
Forks Township, where 1906 Grouse Court sits, is served by the Easton Area School District and sits minutes from Route 22 and I-78. Buyers drawn to its cul-de-sac neighborhoods, township parks, and easy access to downtown Easton are finding that well-priced homes move quickly.
What this means for buyers
With roughly 1.6 months of supply, buyers are competing for a limited number of homes. A few practical moves help in this kind of market:
- Get pre-approved before you tour. Sellers and listing agents take a ready-to-move buyer more seriously, and you can act the day a home fits your list.
- Move fast on the right home. With a median of 17 days on market, the homes that match what buyers want do not linger.
- Keep your must-haves realistic. In a low-inventory market, flexibility on a feature or two can be the difference between a home and another month of searching.
What this means for sellers
A record median sale price and tight inventory give sellers real leverage, but the strongest results still come from honest pricing and a prepared home:
- Price from current comparables. Records are being set, but every home is different. A market-based price, supported by recent sales, attracts the most buyers.
- Prepare before the sign goes up. Clean, decluttered, and ready-to-show homes capture the strongest offers in the first weeks of a listing.
- Plan for your next move. With inventory this low, your own purchase may take longer than expected, so talk through timing early.
New construction and affordable options in Forks Township
New homes are part of the Forks Township picture. D.R. Horton is building along Winding Road, with deliveries spread from 2026 into spring 2027. And in May 2026, Northampton County and Habitat for Humanity won final approval for "Homes at Forks," a 25-home attainable-housing development on about 12 acres off Kesslersville Road, where each owner contributes sweat equity. That mix of new construction and attainable options is one reason the township keeps drawing buyers at every price point.
Fall events worth a visit
Buying a home is also about the life around it, and downtown Easton stays busy through the fall. The Easton Farmers' Market runs Saturday mornings through November at Centre Square, PA Bacon Fest returns for its 15th anniversary on November 7 and 8, and the Easton Winter Village at Centre Square opens November 27. They are easy, free ways to get a feel for the neighborhood before you buy.
